Generally, an easement is the right to use the property of another person. In most homeowners’ situations, an easement allows a neighbor to pass through your property en route to somewhere else, such as public land or their own property. Roads, driveways, and paths are the most common types of easements.
Utility companies may also have easements on your property so they can access their facilities to maintain them.
What easements are on the property you’re about to buy? Any easement that has been documented will show up in a title search. Be sure to familiarize yourself with them before closing day.
