But there are a few things that won’t show up in our search, and that’s why we recommend that you purchase title insurance to protect yourself against possible claims against your ownership in the future. Here are a few things that many not show up in a title search:
Errors: Deeds and other paperwork are filed by humans, and the phrase “to err is human” is true.
Missing heirs: Persons who could not be located when a will was executed may surface later.
Forgeries and fraud: Impersonation of the owner? A forged signature? Illegal deeds? Intentional efforts to deceive like these may not show up in a title search.
Undiscovered items: Unknown items that were never recorded or were recorded improperly may not show up in a title search, including liens, encumbrances, and documents like wills.
