Some parts of the home-buying process are easy to figure out. Your real estate agent shows you homes and helps you negotiate the purchase. Your lender handles your mortgage.
But the title company? Well, now you might be stumped.
We in the title industry are notoriously terrible at explaining to consumers what we do. Here are some things you need to know about title companies:
- We comb through property records to make sure the title for the property you’re buying is clear. We’re looking for errors, liens, and other items that could cause problems. We’ll let you know what we find so the seller can fix it.
- Once we’ve searched your title, we’ll issue title insurance to you and your lender. These policies protect you and your lender should anyone claim to have an interest in your property in the future.
- We maintain the bank accounts needed for your transaction.
- We conduct your closing! We coordinate all the paperwork and walk you through the process on closing day. We collect closing costs and distribute money from the sale.
But title companies have another important role: Education. Throughout the process, we’re available to answer questions and help you through the process. It’s our job to make sure you understand what’s happening and know what you’re signing. It is important to choose a title company that you like and trust rather than one assigned to you.
