As you move toward closing on your new home, you’ll encounter two terms: title and deed. Both relate to ownership, but they’re not the same thing.
The title says that you own all or part of a piece of real estate. That ownership gives you the right to access, use, and modify the property. The title also allows to the transfer the part of the property that you own to someone else.
When you transfer the property, you’ll need the deed, which is a legal document that transfers ownership from one person to another. These are recorded with the county where the property is located.
When you own an entire property, you will hold both the title and the deed.
