We recommend title insurance on your home even when you’re buying new construction. The policy that the builder purchased does not protect you – it protects the builder from claims made against the land on which your home is being built. Since the builder purchased its policy, several things could have happened including unpaid taxes, liens, and judgements for which the previous owner was responsible but did not pay. Dealing with this as the new owner will cost you a lot of time, aggravation, and money! It’s also possible that the value of the land increased between when the builder bought title insurance and when you do, which means you’ll need additional coverage.
