At your closing, the settlement agent makes sure the I’s are dotted and the T’s are crossed. He or she represents the mortgage lender at closing and is required to strictly adhere to the lender’s closing instructions and state and federal laws. The settlement agent’s job is to ensure that the transfer of ownership happens in an orderly fashion. He or she will oversee the title search, legal documents, and other details involved in purchasing a property.
Your real estate agent and the seller’s agent will also be there, and you are always free to ask questions before and during closing.
