You’ll encounter the term “abstract” a couple of times while you’re in the middle of a real estate transaction. In both cases, think of an abstract as a summary.
A property abstract is a collection of legal documents that chronicles the activities related to a particular piece of property. This includes references to deeds, mortgages, wills, court litigations, tax sales, and more. It will also include the names of all past owners, how long they owned the property, and the price of the property each time it changed hands.
An abstract of title is the raw data needed to preparing a title insurance policy. This abstract is a condensed title history and includes a summary of the various activities that affect the ownership of a property. It is used to determine whether there are any claims against the property.
